Considering the Value of Recreational Land

Regardless of how you have found recreational land for sale through a realtor, a newspaper, the internet or word of mouth, you need to be sure to get all of the facts before making a purchase.

More than just area, size and price, you’ll need to know more specifics about the land you’re considering for purchase. Maps and air photographs can be very informational. Different information can be obtained from different types of maps.

1. Contour Map - gives elevation information, showing you if the land is flat, hilly or mountainous. Contact the federal government to request a contour map of the area.
2. Forestry Recreational Map - available from the local forestry office and will show roads and lakes as well as information about camping
3. Pre Emption Map - provides information on roads, railways, power lines, mountains, towns, and rivers, etc.
4. Vegetation Map - shows types of terrain and forest species information
5. Plan - a title agency can provide the property plan which will state the size of the property and the location of roads
6. Survey Notes - available from the Surveyor General can help you locate the cornerstones and property lines.
Asking Price and Value
Sellers sometimes get a little carried away when setting their asking price. To get a real idea of the value of a property, research the sale price of similar recreational land that has sold recently in the same area if possible. Check out the sale price of similar land in a similar area if nothing similar in the specific area has sold recently.

Once you’ve purchased a property, always save all data collected throughout the process. This date can help you make sure you have all of the facts about your newly purchased recreational land and help you in future property searches and buying.
